What are the advantages of buying a new home vs. a used home? The answer to this question is about lots more than the latest colors and styles of cabinets, appliances, floorings and trims. Sure, it's great to have everything new, and to make these choices yourself rather than settling for someone else's taste. But there are many other benefits to building a new home, thanks to the improved construction techniques and materials that are available today. New technology in heating and air conditioning systems, types of insulation and even plumbing fixtures provide new homes with energy efficiency that can't be matched by homes built in the past. Products such as flooring, siding, and exterior trim require less maintenance and last longer, a benefit for today's busy homeowners.Ê And high tech features like category 5 wiring and multiple cable and phone jacks put new homes on the information highway without expensive retrofitting.
Consider how different our lives are from generations past, and you'll see that the designs of new homes offer clear benefits for today's families, with generous storage space, more bathrooms, and larger family rooms and kitchens. And newly built neighborhoods tend to have newer amenities, like schools, parks and recreational facilities. Back to Top
What are the benefits of buying a Joyce Builders home? Joyce Builders Homes offers a quality product at an excellent price, a combination that adds up to superior value for our buyers. Of course many buyers claim to offer value, but Joyce Builders Homes has a recognized system in place to ensure it. It's called value engineering, and it provides a way to analyze every component of a home to determine what elements add to the home's value, and what can be eliminated or scaled back. "We focus on what buyers really want," says Joyce Builders president Pat Joyce, "and eliminate things that unnecessarily add cost."
In addition to superior value, Joyce Builders homeowners benefit from careful planning and wonderful neighborhoods. Joyce Builders' Homes has been recognized for our efforts to keep natural areas and open space available to the public.
Joyce Builders has achieved a remarkable record of customer satisfaction with our homes, our communities and our service. Back to Top
How do I know how much the property taxes will be? The tax rate varies depending on the township in which your home is located, so the township tax assessor is your best source for specific tax information. Your Joyce Builders sales office can provide you with the name and phone number of your local assessor.
Remember that property taxes are paid in arrears, meaning the tax you pay this year is actually for last year. So when you buy a new home, your first bill is based only on the value of the value of the vacant land from the prior year, before your home was built. Since Illinois law allows lenders to collect funds equal only to last year's tax bill, plus 10%, at the time of closing, your lender will be collecting considerably less than your taxes will be when your home is fully assessed. The upside: this helps you to qualify for a higher mortgage amount, since the lender assumes that by the time your tax bill comes due-sometimes as long as 1-1/2 years after closing-you will be better able to afford the actual tax rate.
Joyce Builders communities are located in areas with good schools, parks and city services, so residents are getting a lot for the tax dollars they pay. More good news: property taxes are fully deductible from your federal income tax!
